At Solicitors 4 Landlords, we are committed to providing landlords with clear and transparent information about legal costs from the outset. This includes a breakdown of anticipated fees, any applicable VAT and disbursements relevant to your matter.

In line with the Solicitors Regulation Authority (SRA) requirements introduced on 6th December 2018, we ensure full transparency in our pricing for specified legal services.

All initial quotes are provided as estimates based on the information available at the time. Should your matter become more complex or require additional work, we will inform you promptly and explain any further fees that may apply. Our focus remains on honesty, clarity and keeping you fully informed at every stage.

New Lease/Assignment of a Lease

From £1,500.00 plus 20% VAT plus Disbursements, depending on the property value

From £395.00 plus 20% VAT plus disbursements

We charge on an hourly rate of £272.00 plus 20% VAT

Fees are dependent on the level of the Transaction and will be advised accordingly, but typically from £4000 onwards plus 20% VAT plus disbursements

  • Initial fees to check documentation – £150 plus VAT
  •  Stage 1 – Notice fee (Notice to quit, Section 21, Section 8 and Notice to quit) – This fee includes file opening, taking instructions and serving notice – £150 plus VAT
  •  Stage 2 – Issue of legal proceedings (N5B, PCOL & N5 & N119) – £1500 plus VAT & disbursement of £404 for court fee.
  •  Stage 3 – Appointment with Bailiff – £500 plus VAT & disbursement of £148 for court fees.

  • Drafting of witness statement – £250 plus VAT
  • Compiling of bundle – £400 plus VAT
  • Agent fee’s to attend (dependant on experience) – £198
  • Instructions to agent – £150 plus VAT

Please note, if the matter becomes litigated our charges will be out of the fixed costs above and will be charged at our hourly rate of £272 plus VAT , we charge VAT at the prevailing rate.
